Friendly and welcoming staff. Clean and comfortable rooms. Decent breakfast included in price. Quite small and walls/doors rather thin so everything can be heard from one room to the next...although this is good for a family/single person stay it is not good for couples having a weekend away!
Quiet location (but only a short walk from the beach), friendly atmosphere, warm welcome, good breakfast, clean and tidy room.
The only problem was with the mattress, springs could be felt making it slightly uncomfortable, hence fair for comfort in 2
Friendly staff, non-smoking rooms, off street parking, family room with bunk bed option. Curtains lack blackout lining, Bed was a little soft

Friednly landlord who was extremely helpful and kind throughout the stay. Nice seaview too! Free and good parking facilities and easy to find. I was disappointed to find that you had to pay for WiFi.
Good location,easy to find.Very convenient location for exploring the north wales coast and Snowdonia.Slightly outdated rooms but ours was spacious and clean. Good to have the restaurant in-house.
The helpfulness of the staff, the surroundings and the locality enabled us to travel around N Wales with ease. The meals were very good.
Could not open the room window as cooking smells were abundent. Had to shut the bathroom door as toilet smell was musty and carpet! Hello This is 2007! We felt rushed at Breakfast after every course plates were taken away abruptly. No chance for a second piece of toast! Entertainment value of this 10/10!

Nothing at all i'm afraid Room had a 4-poster bed with very little space around it. Decor was dark and Victorian, reminded me of a gothic novel.. For smokers there was a roof garden but you needed to mount a set of steep iron steps. A machete would have been useful to hack your way through the leylandi. £2.50 for a small bottle of lager is really not on. Totally overpriced by a very long way.

I liked everything about this hotel and the staff. The staff were very friendly, our room was very clean and comfortable and nicely decorated. The breakfast was excellent, a very large tasty helping. The breakfast room was also beautifully decorated. The hotel is a 3 minute walk from Colwyn Bay Train Station and a 5 minute walk to bars and restaurants in Colwyn Bay. N/A

The hotel is sutuated in a perfect location, close to all amenities but still very quiet and peaceful. All the home comforts and the staff were helpful and friendly. A lovely place for short or long stay. I would definitely recommend this hotel to my friends and family, a quiet, clean hotel with fantastic breakfasts!! Loved every minute of my stay and will definitely return to Bryn Woodlands House
We stayed here for 2 nights in July, myself, my daughter, my son and his partner and my mum. We were all very impressed with the hotel, the rooms were clean and we appreciated the little extras, such as the biscuits and bathrobes. An extremely pleasant guest house near to the town centre and within very easy walking distance of various shops, transport links and other amenities.
The owner was extremely helpful and friendly to make sure we were comfortable and had everything we needed. Also, she had great knowledge of the area and tour guide suggestions for our family.
Great breakfast. Friendly staff. Bus stop near by to go into Conwy to see the castle.
